Chris Nelson, CPM • Director of Property Management

Chris is the Director of Property Management at US Federal Properties.  With over 25 years experience in the commercial property field, Chris brings a deep and diverse level of expertise to the property management team. He has experience in managing all types of commercial investment property including office, industrial and distribution, retail, multi-family, and corporate facilities. In addition to typical property management activities, Chris has performed additional roles in the development and operation of commercial property such as asset manager, construction manager, corporate facilities director, leasing manager, receiver, development manager, and broker.

Chris brings a wide range of skills to US Federal Properties. He is skilled in budgeting, cost control, physical property assessment, capital plan budgeting and implementation, market assessment, tenant/occupant relations, construction and project management. Chris and his team earned a ‘Best in Class’ rating, three years running, from a national customer service rating service.

Over his career, Chris has managed portfolios of property that have included: 1.2 million square feet of office space; 4 million square feet of industrial and distribution space; 600,000 square feet of retail space in buildings throughout the US. Inside these portfolios there have been corporate facilities, multi-tenant space, speculative space, historic property as well as brand new. Currently, in addition to being Director of Property Management, Chris directly oversees a portfolio of Government property consisting of over 1 million square feet of space contained in 20 facilities located in 18 cities throughout the nation.

Chris has led the local office of several national firms including Insignia, Golub& Co., First Winthrop and Apollo Real Estate Advisors. Along the way responsibilities have included development of policies and procedures, development of ‘best practices’ used in the operation of property as well as the company office.
